Il Terzo Valico (costi e tempistiche di realizzazione) quali effetti sul mercato immobiliare genovese

Abstract

Questa tesi di laurea propone come argomento il Terzo Valico, opera infrastrutturale di grandissima importanza per la Liguria e per Genova, che permetterà il collegamento Genova-Milano in soli 50 minuti di treno, differenziandosi dall’attuale percorso ricco di curve. Importante sarà osservare la pendenza del valico, che renderà questa opera unica; riguardo al tema della tesi, verranno approfonditi i concetti di alta capacità, potenziamento della linea da Novi a Milano e il nodo ferroviario di Genova. Si indagheranno i possibili rischi e benefici dell’infrastruttura, per poi passare ad analizzare approfonditamente i costi e le tempistiche della realizzazione dell’opera, dedicando una particolare attenzione alla sostenibilità del progetto, esaminando gli aiuti messi a disposizione dallo Stato e dall’Europa. Inoltre, questa tesi, si concentrerà sull’analisi degli effetti di tale opera sul mercato immobiliare genovese, andando a discutere tutte le differenze di costo degli immobili tra la città ligure e la città lombarda e come il progetto possa causare una migrazione verso la città di Genova, considerando i prezzi inferiori degli immobili. Dunque, grazie al borsino immobiliare genovese e milanese, si è potuto approfondire le tematiche riguardanti i prezzi degli immobili, analizzando la domanda e l’offerta del mercato immobiliare e come essa possa variare grazie alla costruzione del Terzo Valico.

This thesis proposes as its topic the Terzo Valico, an infrastructural work of great importance for Liguria and Genoa, which will allow the Genoa-Milan connection in just 50 minutes by train, differentiating itself from the current tortuous route. It will be important to observe the slope of the pass, which will make this work unique. The present dissertation examines in depth the concept of high capacity, the strengthening of the line from Novi to Milan and the Genoa railway hub. The possible risks and benefits of the infrastructure will be investigated, and then we will move on to a detailed analysis of the costs and timing of the construction of the commission, paying particular attention to the sustainability of the project, examining the aid made available by Italy and Europe. Furthermore, this thesis will analyse the effects of this work on the Genoese real estate market, discussing the differences in terms of costs of properties between Genoa and Milan and how the project can cause a migration towards the city of Genoa, considering the lower prices of properties. Therefore, thanks to the Genoese and Milanese real estate exchange, it was possible to delve deeper into the issues concerning property prices, evaluating the supply and demand of the real estate market and its variations induced by the construction of the Terzo Valico.
