Abstract

La tesi propone la rigenerazione urbana della passeggiata Eugenio Montale ad Albisola. L’indagine è iniziata dalla conoscenza diretta del territorio, evidenziando come la città, a differenza del periodo estivo, soffra in inverno di una carenza di spazi pubblici e aree di aggregazione per lo studio e la socializzazione giovanile. A seguito del confronto con l'ufficio tecnico comunale e dello studio del PUC, l’ipotesi iniziale di riconversione dell’ex fabbrica FAC è stata scartata per rischio esondazione e proprietà privata. L'attenzione si è spostata su Piazzale Marinetti, area pubblica sul litorale. Il progetto rispetta i vincoli del PUC: mantenimento degli standard di parcheggi e verde attrezzato, e recupero volumetrico delle preesistenze con incremento massimo del 30% senza superare le altezze originarie. Il fulcro dell'intervento è un edificio polifunzionale in linea con la passeggiata. La struttura integra tre funzioni: area studio e biblioteca, ristorante-bar e spazio espositivo e sala conferenze. Completa l'area un chiosco con scuri in legno automatizzati a scomparsa per l'affitto di biciclette. Il progetto degli spazi esterni supera la rigidità della piattaforma cementizia mediante aree verdi organiche e sinuose, con passerelle in legno per ospitare opere d'arte in ceramica all'aperto, alberature e tettoie metalliche. L'arredo urbano dà una maggiore identità al sito: pavimentazione in sasso lavato e graniglia e le sedute, una panchina ondulata panoramica e una "seduta a onda" terminale, che uniformano l’inizio con la fine del lungomare.

This thesis proposes the urban regeneration of the Eugenio Montale promenade in Albisola. The study began with a direct assessment of the area, highlighting how the town, unlike during the summer season, suffers in winter from a lack of public spaces and gathering areas for young people to study and socialize. Following consultations with the municipal technical department and a review of the Municipal Master Plan, the initial proposal to redevelop the former FAC factory was discarded due to flood risks and private ownership issues. Attention shifted to Piazzale Marinetti, a public area along the waterfront. The project complies with Municipal Master Plan regulations: maintaining required parking and landscaped green space standards and recovering the volume of existing structures with a maximum 30% increase, without exceeding original heights. The core of the intervention is a multi-purpose building aligned with the promenade. The structure integrates three functions: a study area and library, a restaurant-bar, and an exhibition space with a conference room. The area is complemented by a bicycle rental kiosk featuring automated, retractable wooden shutters. The design of the outdoor spaces breaks up the rigidity of the concrete platform through organic, sinuous green areas, incorporating wooden walkways for displaying outdoor ceramic artworks, tree plantings, and metal canopies. Street furniture enhances the site's identity: washed-stone and terrazzo paving, along with seating, specifically a panoramic undulating bench and a terminal "wave seat", create a visual link between the beginning and the end of the seafront promenade.
