La ristrutturazione e la riqualificazione energetica di un immobile esistente: il ruolo del geometra tra normativa, tecnica e pratica professionale.

Abstract

L’elaborato di tesi descrive le diverse attività che un geometra può svolgere nell’ambito di un progetto di ristrutturazione edilizia e riqualificazione energetica di un immobile esistente. Nella prima parte, dopo un quadro geografico e storico di Arenzano, comune ligure nel quale è sita l’unità oggetto di intervento, è stata verificata la conformità edilizia e catastale, propedeutica per la progettazione, studiando i documenti depositati presso gli Enti preposti. Dopo una breve analisi dello stato ante-intervento (disposizione planimetrica e caratteristiche tecniche dell’involucro edilizio), viene descritto il progetto finalizzato ad una nuova distribuzione degli spazi interni ed all’esecuzione di interventi di riqualificazione energetica dell’immobile al fine di contenere i consumi, volgendo lo sguardo anche ad un minor impatto ambientale. Definiti gli interventi da realizzare, sono stati redatti il capitolato ed il computo metrico per ricevere le offerte economiche dalle imprese contattate. Scelta l’impresa appaltatrice e ricevuta la documentazione per la verifica dell’idoneità della stessa, è stato firmato il contratto di appalto e, contestualmente, sono state depositate le istanze per l’ottenimento dei titoli abilitativi necessari per poter eseguire le opere nel rispetto delle normative e dei regolamenti vigenti. Ottenuto quanto sopra, si è dato inizio ai lavori ed all’attività di Direzione Lavori che ha previsto lo svolgimento di diverse attività, tra cui il coordinamento con le altre figure professionali, con i subappaltatori ed i fornitori oltre alla gestione della contabilità di cantiere necessaria per monitorare l’andamento ed i costi del cantiere. Terminati gli interventi previsti, comunicato agli Enti competenti la conclusione degli stessi consegnando la documentazione necessaria, tra cui l’aggiornamento catastale, sono stati riconsegnati i locali al Committente ed alla sua famiglia per l’inizio di una nuova vita affacciata direttamente sul mare!

The thesis describes the different activities that a surveyor can carry out as part of a building renovation and energy redevelopment project of an existing building. In the first part, after a geographical and historical picture of Arenzano, the Ligurian municipality in which the unit subject to intervention is located, the building and cadastral compliance was verified, preparatory to the design, by studying the documents filed with the relevant bodies. After a brief analysis of the pre-intervention state (planimetric layout and technical characteristics of the building envelope), the project is described aimed at a new distribution of the interior spaces and the execution of energy redevelopment interventions of the building in order to contain consumption, also looking at a lower environmental impact. Once the interventions to be carried out had been defined, the specifications and the bill of quantities were drawn up to receive the economic offers from the companies contacted. Once the contractor had been chosen and the documentation received to verify its suitability, the contract was signed and, at the same time, the applications were filed for obtaining the qualifications necessary to be able to carry out the works in compliance with the laws and regulations in force. Once the above was obtained, the works and the Works Management activity began, which involved the performance of various activities, including coordination with other professional figures, subcontractors and suppliers as well as the management of site accounting necessary to monitor the progress and costs of the construction site. Once the planned interventions were completed, the conclusion of the same was communicated to the competent authorities by delivering the necessary documentation, including the cadastral update, the premises were returned to the Client and his family for the beginning of a new life overlooking the sea!
