Riqualificazione energetica di un edificio composto da 3 unità immobiliari alla luce del Superbonus 110%

Abstract

La presente tesi nasce dall’interesse di comprendere come sia possibile applicare la normativa energetica e fiscale vigente al patrimonio edilizio di un centro cittadino. Partendo dalla decisione di non applicare rivestimenti isolanti sulle facciate visibili su strada, per tutelarne l’integrità, la sfida è capire come sia comunque possibile ottenere quelle prestazioni sì minime, ma sufficienti a consentire ulteriori ed interessanti interventi migliorativi, come la riqualificazione dei serramenti esterni. Si vuole inoltre valutare l'applicabilità dei procedimenti autorizzatori semplificati previsti dall'attuale quadro normativo (DPR 31/2017) per tali opere.

This thesis was born from the interest to understand how it is possible to apply the energy and fiscal regulations in force to the building heritage of a city centre. Starting from the decision not to apply insulating coatings on the facades visible from the street, in order to protect its integrity, the challenge is to understand how it is possible to obtain the minimum performance, but enough to allow further interesting improvements, such as the upgrading of external windows. We also want to assess the applicability of the simplified authorisation procedures provided by the current regulatory framework (Presidential Decree 31/2017) for such works.
